It is a housing lease for a temporary use other than the tenant's main residence, governed by article 3.2 of the Spanish Urban Leases Act. Unlike tourist rentals, regulated by regional tourism law, it requires a written contract and, in most regions, a deposit filed with the regional body.
Since Decree-Law 9/2024, only stays of ten days or fewer for the same tenant count as tourist housing. A longer stay becomes a seasonal lease: it needs a contract and a filed deposit, and the filing identifies the tenant with their ID.
The contract is signed with a simple electronic signature: a handwritten signature on screen plus acceptance evidence (date, time, IP, device and SHA-256 fingerprint of the text), in line with the eIDAS Regulation and Spanish Law 6/2020. The PDF carries that evidence so you can prove it.
Yes. You write your text in the visual editor and add the variables you need. Every edit creates a new version, and every signed contract keeps the exact version the guest accepted.
Your call. By default it is filed like any other booking. If you consider these stays leases rather than lodging, you can mark it on the property and nothing is sent to SES.HOSPEDAJES or the Mossos for them. That is your legal decision; check it with your advisor.
